How do I determine if the following can take the qualified business income deduction? A condo used as rental property and a schedule c that distributes a product.

For the condo, the question is whether it rises to the level of §162 trade or business and, if not, whether it meets the conditions for safe harbor, as outlined in Notice 2019-07.

As for product distribution, if you are reporting that on Sch C, you must have determined that to be a §162 trade or business.  Presumably, that would be a qualified trade or business and should qualify for QBI deduction.
