You can help your clients with a review of the tax deductions, programs, and housing allowances to see if they are eligible for any of the benefits.<\/p>\n\n\n\n<p class=\"has-x-large-font-size\"><strong>Deductible house-related expenses<\/strong><\/p>\n\n\n\n<p>Most home buyers take out a mortgage to buy their home and make monthly payments to the mortgage holder, which may bundle other home-related costs.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Taxpayers must\u00a0<a href=\"https:\/\/www.irs.gov\/forms-pubs\/about-schedule-a-form-1040\" target=\"_blank\" rel=\"noreferrer noopener\" target=\"_blank\">itemize their deductions<\/a>\u00a0to deduct homeownership expenses.<\/li>\n\n\n\n<li>The costs the homeowner can deduct are:\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.irs.gov\/publications\/p530#en_US_2023_publink100011838\" target=\"_blank\" rel=\"noreferrer noopener\" target=\"_blank\">State and local real estate taxes<\/a>, subject to the $10,000 limit.<\/li>\n\n\n\n<li><a href=\"https:\/\/www.irs.gov\/publications\/p530#en_US_2023_publink10006477\" target=\"_blank\" rel=\"noreferrer noopener\" target=\"_blank\">Home mortgage interest<\/a>, within the allowed limits.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p>Homeowners&nbsp;<strong>can&#8217;t<\/strong>&nbsp;deduct any of the following items:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Insurance, including fire and comprehensive coverage, and title insurance.<\/li>\n\n\n\n<li>The amount applied to reduce the principal of the mortgage.<\/li>\n\n\n\n<li>Wages paid to domestic help.<\/li>\n\n\n\n<li>Depreciation.<\/li>\n\n\n\n<li>The cost of utilities, such as gas, electricity or water.<\/li>\n\n\n\n<li>Most\u00a0<a href=\"https:\/\/www.irs.gov\/publications\/p530#en_US_2023_publink100011939\" target=\"_blank\" rel=\"noreferrer noopener\" target=\"_blank\">settlement or closing costs<\/a>.<\/li>\n\n\n\n<li>Forfeited deposits, down payments, or earnest money.<\/li>\n\n\n\n<li>Internet or Wi-Fi system or service.<\/li>\n\n\n\n<li>Homeowners\u2019 association fees, condominium association fees, or common charges.<\/li>\n\n\n\n<li>Home repairs.<\/li>\n<\/ul>\n\n\n\n<p class=\"has-x-large-font-size\"><strong>Mortgage Interest Credit<\/strong><\/p>\n\n\n\n<p>The Mortgage Interest Credit helps people with lower income afford homeownership.\u00a0<a href=\"https:\/\/www.irs.gov\/forms-pubs\/about-form-8396\" target=\"_blank\" rel=\"noreferrer noopener\" target=\"_blank\">Those who qualify can claim the credit<\/a>\u00a0each year for part of the home mortgage interest paid. A homeowner may be eligible for the credit if they were issued a qualified Mortgage Credit Certificate from their state or local government.<\/p>\n\n\n\n<p class=\"has-x-large-font-size\"><strong>Ministers and military housing allowance<\/strong><\/p>\n\n\n\n<p><a href=\"https:\/\/www.irs.gov\/publications\/p517#en_US_2023_publink1000255885\" target=\"_blank\" rel=\"noreferrer noopener\" target=\"_blank\">Ministers<\/a>\u00a0and\u00a0<a href=\"https:\/\/www.irs.gov\/forms-pubs\/about-publication-3\" target=\"_blank\" rel=\"noreferrer noopener\" target=\"_blank\">members of the uniformed services<\/a>\u00a0who receive a nontaxable housing allowance can still deduct their real estate taxes and home mortgage interest.
