Transfer title of rental from Trust to beneficiary

A rental property is being transferred from Trust to beneficiary before it is sold.  How do you report this on the Trust's return?

It's a distribution.

There is an election to recognize gain by the trust at the time of distribution, if desired.

The more I know the more I don’t know.
